Roofing in Dallas: local conditions

NOAA storm data for Dallas County logs 241 hail reports from 2014 to June 2026, and 197 of them (82%) fall between March and June, with April alone at 73; December has 1 and February none. The county counted 60 days of hail at least 1 inch across in 2014-2025, peaking at 12 days in 2023; on June 12 of that year a 4-inch stone was reported near Cedar Hill, and that day's 9 hail reports total about $1.95 million in reported damage. Wind is the other roof risk: NOAA lists an estimated 96 mph gust at Richardson on May 28, 2024, and the county has 17 tornadoes on file since 2014, including an EF4 on December 26, 2015 that NOAA lists with 10 deaths and 468 injuries. Hail is the main roof event, so book an inspection after any hail day in March to June. Winter matters less: NASA POWER grid data for 2014-2023 averages 32 freeze-thaw days a year, and DFW Airport's 24-hour snowfall record is 12.5 inches, set February 11-12, 2010 (National Weather Service).

Dallas had 1,304,379 residents in the 2020 Census. In the city, 49.5% of housing units were built before 1980, the median year built is 1980, and 42.4% of occupied units are owner-occupied (Census ACS 2019-2023). The city requires a Residential Roofing Permit when roofing work, materials and labor together, exceeds $500, which covers nearly every full re-roof; it covers shingles and decking only, so rafter or joist repairs found during tear-off need a separate building alteration permit. The applicant must be a registered roofing contractor, or an owner on a verified primary homestead who files a Homeowner's Exemption Affidavit and does the labor personally. Texas has no state roofing license: the Texas Department of Licensing and Regulation does not license roofers, and the Roofing Contractors Association of Texas (RCAT) runs a voluntary credential with exams, insurance documentation and yearly continuing education, which RCAT says does not guarantee a contractor's work. The City of Dallas registration that the permit requires is a separate check from an RCAT credential. RCAT calls a contractor who offers to cover your insurance deductible "a serious warning sign", and Dallas requires no permit for temporary measures such as tarps to protect from additional water damage.
