Should you repair or replace your roof?
Tell us how old the roof is, what it is made of and how much of it is damaged. The map shows where your roof sits between repair and replacement, and moves with the hail record of your county.
Replacement is the better first move
Replacing the whole roof: $7,650 to $13,175. Planning view only, not a quote.
- Age: 18 years falls between 15 and 20, the middle of a 25 to 30 year architectural asphalt shingles life.
- Damage: 40% of the roof is between 30% and 50%, too much to call local and too little to force a replacement.
- Hail: Oklahoma County, OK is in the top 10 percent of counties we rank for days with hail of 1.75 inches or more, so the verdict moved one step from "inspect first" toward replacing.

What each choice costs
For 2000 sq ft of architectural asphalt shingles, priced with the cost index of Edmond, OK (0.85x the national base), a full replacement runs $7,650 to $13,175. Repairing 40% of the roof at the same rate per square foot would be $3,060 to $5,270.
The repair line is arithmetic on our replacement prices, not a quote. Real repairs carry a minimum charge, and a few small jobs often cost less than this line. Typical small jobs are in the table further down.
| Option | Low | High |
|---|---|---|
| Replace the whole roof | $7,650 | $13,175 |
| Repair the damaged 40% at the same rate per sq ft | $3,060 | $5,270 |
| Half of a replacement, the line where our cost page says replace | $3,825 | $6,588 |

What small repairs cost
Small repairs are priced per job, and they vary much less between cities than a replacement. These are the national figures from our roof cost page.
| Repair | Average | Range |
|---|---|---|
| Patch small leak area | $450 | $250 to $750 |
| Replace missing shingles (10 to 20 sq ft) | $350 | $200 to $600 |
| Repair chimney flashing | $550 | $350 to $900 |
| Re-seal roof penetrations | $300 | $150 to $500 |
| Emergency tarp (storm) | $400 | $200 to $700 |
| Roof inspection | $250 | $150 to $400 |
How the answer is worked out
- Age band. Under 60% of the material's low-end life counts as young. Over 80% counts as old. For architectural shingles that is under 15 and over 20 years, the lines on our roof cost page.
- Damage band. Under 30% of the roof is local. Over 50% is widespread, and past that point a repair costs more than half of a replacement.
- The table. Young and local gives repair. Old with over 50% damage gives replace, and so does any roof with over 50% damage. The cells in between lean or call for an inspection, as the map shows.
- The hail step. A county in the top 25 percent of the 1238 ranked counties for days with hail of 1.75 inches or more, 2014 to 2025, moves the three in-between verdicts one step toward replacing. Repair and replace never move. A state uses its median county. This rule is ours and it is shown on every result that it changes.
- Cost. Replacement is the material's price per square foot, low and high, times your area, times the city cost index when the county holds a city we cover. The repair line applies the same rate to the damaged share. Nothing is rounded up or padded.
| Material | Typical life | Young under | Old over | Price per sq ft |
|---|---|---|---|---|
| 3-Tab Asphalt Shingles | 15 to 20 years | 9 years | 12 years | $3.50 to $5.75 |
| Architectural Asphalt Shingles | 25 to 30 years | 15 years | 20 years | $4.50 to $7.75 |
| Metal (Steel/Aluminum) | 40 to 70 years | 24 years | 32 years | $8.50 to $15.00 |
| Standing Seam Metal | 50 to 70 years | 30 years | 40 years | $12.00 to $20.00 |
| Metal Shingles | 35 to 50 years | 21 years | 28 years | $7.00 to $12.00 |
| Concrete Tile | 40 to 50 years | 24 years | 32 years | $7.50 to $13.50 |
| Clay Tile | 50 to 100 years | 30 years | 40 years | $12.00 to $20.00 |
| Cedar Shake | 20 to 30 years | 12 years | 16 years | $7.00 to $13.00 |
| TPO / EPDM (Flat) | 15 to 25 years | 9 years | 12 years | $4.00 to $8.00 |

Questions about this calculator
How does the calculator decide between repair and replace?
It puts your roof in one of three age bands and one of three damage bands, then reads the answer from a nine-cell table. The age bands are 60 and 80 percent of the low end of the material's life, which is 15 and 20 years for architectural shingles. The damage bands are under 30 percent, 30 to 50 percent and over 50 percent of the roof. Both lines come from the rule on our roof cost page.
Why does the county's hail record change the answer?
Because a repaired roof stays under the same sky. We count the days with hail of 1.75 inches or more in each county from 2014 to 2025. If the county is in the top 25 percent of the counties we rank, a verdict in the middle of the scale moves one step toward replacing. The page tells you when that happened and shows the verdict without it. This is our own rule, not an industry standard.
Where do the prices come from?
Replacement ranges are the per-square-foot ranges on our cost pages times your home size, scaled by the city cost index when the county has a city we cover. The repair figure is the same per-square-foot rate applied to the damaged share. It is a reference line, not a quote, because small jobs carry minimum charges.
What does a repair over 50 percent of replacement mean?
Our cost page says a full replacement is usually the better value once a repair would cost more than half of one. On this page that line is drawn on the cost chart, and a roof with more than 50 percent of its area damaged always lands on replace.
Does this tell me whether insurance will pay?
No. Whether a policy pays depends on the cause of the damage, the policy wording and the claim deadline in your state. Use the ACV vs RCV calculator and the claim deadlines page for that part. This page is general information, not insurance or legal advice.
Can a roofer overrule the result?
Yes, and they should if they see something we cannot: wet insulation, a soft deck, a second layer of shingles. Treat the result as a way to start the conversation, then ask for a written inspection report with photos.
Not insurance or legal advice. This page gives general information and a planning view. A roofer's written inspection, your policy and your state's rules decide what happens to your roof and your claim.
