What weather does to a Dallas roof
- Freeze-thaw days. Water gets under shingles at night and expands as ice.
- Days at 90F or hotter. Heat bakes the oils out of asphalt and loosens sealant strips.
- Days with an inch of rain. Heavy rain tests flashing, valleys and gutters.
- Yearly precipitation. More water means more years of wet decking.

What a re-roof costs against home values in Dallas
Share of median home value
In Dallas a typical re-roof takes 3.5% of the $295,300 median home value. 170 cities carry a heavier ratio and 42 a lighter one.
Source: Census ACS (Dallas city), 2019–2023How old the homes are
Share of homes built before 1980.
49.5% of Dallas homes predate 1980. A roof that Dallas homebuyers never replaced since the median build year of 1980 is 46 years old. Oldest-first, Dallas stands #108 of 213.
Source: Census ACS (Dallas city), 2019–2023Repair or replace in Dallas
Dallas homes sit 46 years from the median build year of 1980. An original roof that old is past the 25–30 years architectural shingles are rated for, so in Dallas a repair mostly buys time. 49.5% of Dallas homes predate 1980, so some roofs on the street are second or third generation.
| Job | Cost | Weeks of pay |
|---|---|---|
| Small repair in Dallas | $600 | 0.46 |
| Larger repair in Dallas | $2,800 | 2.1 |
| Half of a new roof (50% rule) in Dallas | $5,200 | 4.0 |
| One year of roof life in Dallas | $380 | 0.29 |
The last row prices one year of roof life in Dallas: a typical architectural roof divided by its rated 25–30 years. A repair is worth paying for when it buys at least as many years as its cost divided by that figure. The 50% rule is a common rule of thumb, not a law.
The Dallas roofing market
Dallas had 1,304,379 residents in the 2020 Census. In the city, 49.5% of housing units were built before 1980, the median year built is 1980, and 42.4% of occupied units are owner-occupied (Census ACS 2019-2023). The city requires a Residential Roofing Permit when roofing work, materials and labor together, exceeds $500, which covers nearly every full re-roof; it covers shingles and decking only, so rafter or joist repairs found during tear-off need a separate building alteration permit. The applicant must be a registered roofing contractor, or an owner on a verified primary homestead who files a Homeowner's Exemption Affidavit and does the labor personally. Texas has no state roofing license: the Texas Department of Licensing and Regulation does not license roofers, and the Roofing Contractors Association of Texas (RCAT) runs a voluntary credential with exams, insurance documentation and yearly continuing education, which RCAT says does not guarantee a contractor's work. The City of Dallas registration that the permit requires is a separate check from an RCAT credential. RCAT calls a contractor who offers to cover your insurance deductible "a serious warning sign", and Dallas requires no permit for temporary measures such as tarps to protect from additional water damage.
