Alabama sets no roof-age limit we could find. It does require 120 days' written notice before a hurricane deductible, a wind exclusion or a catastrophe-driven non-renewal hits a group of policies, plus a discount for retrofits.

Short answer: Alabama home insurance and roofs: 120-day notice before a hurricane deductible or group non-renewal, and a mandated windstorm retrofit discount.

In plain English

Alabama's storm-season protection sits in an Insurance Department rule, Admin. Code ch. 482-1-136. It targets group decisions. An insurer adds a wind exclusion or a hurricane deductible to a whole category of policies at renewal, or drops a category to cut its catastrophe exposure.

The clocks are long. The insurer tells the Commissioner at least 150 days ahead. It tells you at least 120 days before renewal for a new restriction, or 120 days before expiry for a non-renewal. The Department states the point of the rule: giving you time to shop for other coverage.

The rule is narrow. A restriction caused by your own claims history is outside it, and a one-off non-renewal of a single policy is not what it defines. In the pages we opened we found no notice period for that case, no roof-age limit, no roof payment schedule and no cosmetic-damage rule. Your policy wording decides those.

On price, Ala. Code 27-31D-2 and 27-31D-1 say insurers shall provide a premium discount or rate reduction to owners who retrofit or build to resist windstorms. It applies to policies with wind coverage and can reach the wind portion or the whole premium. FORTIFIED status needs an IBHS certified inspector. Homeowners rate filings are public, so you can check what an insurer filed.

What a percentage deductible costs on your policy

Some policies set the wind or hail deductible as a percentage of the dwelling coverage. Put in the two numbers from your declarations page. This is plain multiplication; the rule above controls how the percentage may be used, not how much it is.

Depends on your policy. Enter both numbers to see the dollar amount you would pay first.

What changes for a homeowner

  • A hurricane deductible or wind exclusion added to a group of policies at renewal needs written notice to you at least 120 days before the renewal date.
  • A group non-renewal made to cut catastrophe exposure needs written notice at least 120 days before your policy expires.
  • The insurer must have told the Commissioner at least 150 days before the change takes effect.
  • A retrofit or new build that resists windstorms earns a premium discount or rate reduction, on the wind portion or the total premium.
  • The FORTIFIED discount needs certification by an IBHS certified inspector.

What to ask your insurer

Ask in writing and keep the replies. The box below turns these questions into a letter you can copy.

  • Is my new or higher hurricane or wind deductible a group change at renewal, and did you notify me at least 120 days before the renewal date?
  • If you are not renewing me, is it a group decision to reduce catastrophe exposure, and when did you notify the Commissioner?
  • Is my premium or deductible change caused by my own claims history, or by a restriction on a whole category of policies?
  • Which retrofit standards do you accept for a discount, and is it applied to the wind portion of my premium or the total?
  • What proof from an IBHS certified inspector do you need before the discount starts?
  • Where on the Department of Insurance website can I find your filed homeowners rates?

What we could not confirm

  • Roof age, roof payment schedules, cosmetic damage and a right to repair: no such wording in Ala. Code ch. 27-31D, 27-31E, § 27-1-25, Admin. Code ch. 482-1-136, or in full-text searches of the Code of Alabama on alison.legislature.state.al.us.
  • Ala. Code §§ 27-23-20 to 27-23-28, the cancellation article, was opened. It defines auto liability policies and says it does not apply to nonrenewal. We found no notice period for a single homeowner non-renewal.
  • Alabama Department of Insurance Bulletin 2025-08 (cancellations, non-renewals, premium increases) is listed in the bulletin index, but our copy is a scanned PDF with no readable text. We could not check its wording.
  • aldoi.gov did not open from our server (connection refused), so other Department pages and bulletins are unchecked.

Questions people ask

Does Alabama set a notice period before my homeowner's policy is non-renewed?

For a group non-renewal made to cut catastrophe exposure, yes: written notice at least 120 days before the policy expires (Admin. Code r. 482-1-136-.05(2)). In the pages we opened we found no notice period for a single-policy non-renewal.

Can my insurer add a hurricane deductible at renewal?

The rule we read sets notice, not a ban. If the restriction hits a group of policies at renewal, you get written notice at least 120 days before renewal and the Commissioner gets 150 days' notice (r. 482-1-136-.05).

Is there a roof discount in Alabama?

Ala. Code 27-31D-2 says insurers shall provide a premium discount or rate reduction to owners who retrofit. It applies to policies with wind coverage, and FORTIFIED status needs an IBHS certified inspector.

Where can I see an insurer's filed homeowners rates?

Ala. Code 27-1-25(b) says homeowners rate filings and related actuarial information are public and available through the Department of Insurance website.
