Most roof failures are not sudden events. A twice-yearly walk-around catches the small problems before they become expensive ones.

Most roof failures are not sudden — they develop over years from small issues that go unnoticed: a lifted shingle tab, a cracked flashing seal, moss working its way under the edges. By the time a homeowner notices water on the ceiling, the repair is almost always larger than it needed to be. Doing a focused visual check twice a year, once in spring and once in fall, catches most of these problems while they are still minor repairs and not full sections of damaged decking.

This checklist is built around what a homeowner can realistically observe safely — from the ground, from gutters at ladder height, and from the attic. You do not need to walk the roof surface to do a useful inspection.

From the ground you can clearly see: missing or lifted shingles, dark algae streaks, separated or rusted flashing, and sagging along the roofline. Winter is hard on roofs. Freeze-thaw cycles work under shingle edges, ice backs up at eaves, and wet debris sits on the surface for months. Spring is the right time to assess that damage before summer heat sets in and small issues get worse.

  • Check gutters and downspouts for debris from winter. Clogged gutters force water under the drip edge and into the fascia board, which rots quietly over several seasons before it becomes visible.
  • Look for shingles that have lifted, cracked, or gone missing over winter freeze-thaw cycles. These are easiest to spot from the ground on a sunny day when shadows show the texture of the roof surface clearly.
  • Inspect flashing around chimneys, skylights, and vents visually. Rust stains running down the adjacent shingles or visible separation between the flashing and the surface it seals against are signs the waterproofing has failed.
  • Clear any moss or algae that developed during the wet months. Dark streaks (algae) and green patches (moss) both hold moisture against the shingle surface; moss in particular can work under shingle tabs and lift them over time.
  • Check the attic for any signs of moisture intrusion. Staining on rafters, dark patches on the underside of the roof deck, or insulation that feels clumped or damp means water found a way in at some point during winter.
  • Trim tree branches that grew close to the roof surface over the year. Direct contact causes ongoing abrasion that wears granules off shingles, and overhanging branches deposit debris in valleys where it holds moisture.
  • Verify the ridge vent is clear and unobstructed. Proper attic ventilation — moving air from soffit vents up and out through the ridge — is as important to roof longevity as the shingles themselves; a blocked ridge vent traps heat and moisture in the attic.

Fall inspection is about preparing the roof for winter. Any gap in coverage, clogged drainage, or failing seal that goes into cold weather unaddressed will face months of freeze-thaw stress with no repair window until spring.

  • Inspect for missing or damaged shingles before snow season. Any gap in the shingle layer lets water in the first time the roof carries a snow load and that snow begins to melt at the deck.
  • Look for granule buildup in gutters. Some granule shedding over a roof's life is normal, but a heavy accumulation after a summer of heat suggests the shingle coating is deteriorating and warrants a professional assessment of remaining service life.
  • Check attic insulation levels and look for any gaps at eave baffles. Consistent insulation across the attic floor with open baffles at the eave is the primary defense against ice dams — it keeps the roof deck cold and uniformly so.
  • If the roof is over 10 years old, schedule a professional inspection before winter. A roofer on the surface can identify issues — nail pops, minor flashing failures, granule loss patterns — that are not visible from the ground, and fall is a much better time to address them than mid-winter.

  • Active water staining on ceilings or walls. Water follows the path of least resistance through the structure; what looks like a small stain is usually the endpoint of a longer path, and damage spreads faster than most homeowners expect.
  • Soft or spongy spots visible along the roofline. A sagging roofline or visibly depressed section suggests deck rot underneath — the structural layer that everything else sits on.
  • Daylight visible through the attic roof boards. Any gap that lets in light lets in water and pests. Attic inspections in daylight make these easy to spot.
  • Shingles curling or cupping across a significant portion of the roof. Isolated curling can sometimes be addressed with spot repairs, but widespread curling across multiple planes usually signals that the material has reached the end of its useful life.
  • A roof over 20 years old with no record of inspection. Asphalt shingles are commonly warrantied for 25–30 years but real-world service life varies with climate, attic ventilation, and installation quality — age alone warrants a professional look.

Moss and Algae

Moss and algae thrive on roof surfaces that stay damp for extended periods — typically slopes with persistent shade from overhanging trees, north-facing pitches, and areas with heavy rainfall. Algae (the dark, blue-black streaks common on asphalt shingles) is primarily a cosmetic issue but signals surface moisture retention. Moss is the more structurally damaging of the two.

Moss holds moisture directly against the shingle surface and, as it grows, works its way under the shingle tabs and lifts them. Once tabs are lifted, wind and water have a path in. Safe removal options include installing zinc or copper strips at the ridge (trace metals wash down with each rain and inhibit growth), applying a diluted moss-killer product followed by a gentle low-pressure rinse, or hiring a professional service. Never use a power washer on asphalt shingles — the force strips the granule coating and can shorten shingle life significantly.

If your roof has significant tree coverage and stays shaded through much of the day, consider trimming branches to increase sun exposure and airflow across the surface. That change, combined with zinc strips, tends to be more effective long-term than cleaning alone.

Gutter Maintenance

Gutters are part of the roofing system. Their job is to carry water off the roof surface and away from the fascia, soffit, and foundation. When they fail at that job — from clogs, sag, or disconnected downspouts — the damage shows up in the roof structure and the foundation over time. Ice dams in cold climates are almost always preceded by gutters that backed up and held water at the eave until it froze.

At minimum, clean gutters once in late fall after the majority of leaves have fallen. If you have heavy tree cover, twice a year — spring and fall — is more realistic. When you clean, also check that downspouts are fully connected and directing water at least a few feet from the foundation, not pooling at the base of the wall.

Beyond cleaning, inspect the gutter slope and hangers. Gutters should drop roughly a quarter inch for every ten feet of run so water moves toward the downspout rather than pooling. Hangers that have pulled away from the fascia let the gutter sag and hold standing water, which accelerates rust in steel gutters and stresses the fascia board behind them. Re-securing a hanger is a straightforward repair; replacing a rotted fascia is not.

When to Call a Professional

A ground-level inspection twice a year is worth doing and catches a lot — but it has limits. A licensed roofer walking the surface finds things you cannot see from below: nail pops where shingles have backed off the fastener, flashings that look intact from the ground but have failed at the seam underneath, deteriorating underlayment visible only at a lifted edge. An annual inspection by a qualified contractor typically runs $150–$400 depending on roof size and pitch, and the cost is straightforward to justify against the alternative.
